Qualifications  For Foreign Buyers

The average down payment is 20% and there has to be money left over to covercost and 6 monthsof mortgage payment. You should consider having between 25 % to 30% of the purchase price in a US bank account tha you will use for the purchase of the home. You wont use all the money at first, But the bank lender will need to verify the funds  to cover the 20% down payments,closing cost and 6 months of reserved mortgage payments.

1) An employment letter from your CPA or current employer.2)A bank/credit reference letter.( referencing the account you wish to use for a transaction. The lettershould indicate the balance and the account has been a good standing.

2) CREDIT REFERENCE LETTERS(Stating type of account, monthly payments remaining and balance due. Only reference accounts that have been opened for at least 1 year.

3)A COPY OF YOUR CURRENT VISA/MASTERDISCOVER/AMEX/ STATEMENT.

4) ALL FOREIGN NATIONAL BUYERS( Are required to apply for a social security number or Id number in order to purchase a property in the united states.

5) ALL FOREIGN NATIONAL BUYERS. Must open a bank account in the united states. US personal bank accounts for non reisdents, US corporate accounts.

Taxpayer indentification number is assigned by the internal revenue service not the social secuirty Administration are assigned to certain nonresidents and residents aliens,their spouses dependents. The ITIN is only avaliable to individuals who cannot get a social secuirty number.

When buying a Condo: Chapter 718 of the Florida Statute implements procedures for creation, sales and operation of condominiums. The law requires the developer to give a disclosure statement to the buyer explaining that the buyer may cancel the contract either within 15 calendar days after it signature or the date of receipt of the condominium documents, whichever is later. The buyer of a condominium unit has the right to cancel the transaction within 3 business days after contract execution and receipt by the buyer of the condo documents.

Beginning Jan 1st 2009 an amendment to florida condominium act chapter 718, florida statues, requires each prospective buyer who enters into a contract for the purchase of a residential condominium unit from a seller (who's not a developer) will also be intitled to receive from the seller a copy of a new form called a "governance" form.  It is intended as an informal educational overview of condominium governance.
